    Get the site built on the right platform

    Your website is where sellers vet you and where valuation leads convert. It has to look credible and carry your live stock.

    Do it yourself

    • Choose the route: an estate-agency website builder (many CRM vendors and specialists offer agent sites with a built-in property feed) or a custom build.
    • Sort hosting, an SSL certificate, and a fast, mobile-first design. Most buyers browse on a phone.
    • Include the must-haves: property search, area pages, a valuation request, an about/team page, and a compliance footer with your redress scheme, CMP and ICO details.
    • Add analytics and a cookie and consent banner, which ties to your ICO and data-protection duties.

    Common mistake · Building a beautiful site with no live CRM feed, so stock is added twice and goes stale. The feed is the point.

    Connect the live property feed from your CRM

    A site that mirrors your CRM in real time means listings appear the moment they go live and always match the portals.

    Do it yourself

    • Confirm your website platform can ingest your CRM property feed.
    • Map the fields so nothing is dropped: photos, floorplan, EPC, material information and status.
    • Test that a new, sold or withdrawn property updates on the site automatically.
    • Check that listing pages carry the material-information data consistently with the portals. This is a legal duty, so see the compliance module for what it must include.

    Build area and location pages

    Area pages are how a local agency gets found in local search and shows real patch expertise.

    Do it yourself

    • Create a page for each core neighbourhood with genuinely useful local content: schools, transport, a market snapshot and sold prices.
    • Pull recent local listings and sold data onto each page.
    • Optimise each for its local term, like "estate agents in [area]", with honest, non-spammy copy.
    • Put a valuation CTA on every area page.

    Common mistake · Thin, duplicated "we cover [area]" pages with no real local substance. They do not rank and they do not persuade.

    Add the valuation form that captures leads

    The valuation request is the single most important conversion on an agency site. It is where instructions begin.

    Do it yourself

    • Put a prominent "Book a free valuation" CTA on every key page.
    • Keep the form short: address, contact details, and sale or let. Pipe submissions straight into your CRM.
    • Set an instant auto-acknowledgement and an internal alert, so you respond fast. Speed wins valuations.
