Name, identity and visual brand
In a trust-led sale, a coherent, professional brand is a real part of why a seller picks you over the agent already on the street.
Do it yourself
- Lock the trading name: check it on Companies House, confirm the domain and social handles are free, and run a basic trademark search.
- Commission or build a logo, colour palette and typography. Clean and trustworthy beats clever.
- Write a short brand guideline covering logo use, colours and fonts, so everything stays consistent.
- Apply it across board colour, website, stationery and signatures.
Common mistake · A cheap, do-it-yourself look that reads as amateur next to the established agents on your patch. First impressions are the whole of this game.

For Sale / To Let boards (planning rules apply)
Boards are your cheapest, highest-visibility local advertising, a small billboard on your patch, but they sit under planning law.
Do it yourself
- Design the boards on brand and order from a trade board printer.
- Follow the planning rules: residential boards up to 0.5 m² (0.6 m² for two joined), one board per property, on the property it advertises, removed within 14 days of completion or let.
- Line up a contractor to erect and collect boards, or do it yourself for a leaner hybrid model, and get the seller or landlord’s consent before anything goes up.
- Check for local restrictions: conservation areas and some councils restrict or ban boards, so verify with your local authority.
Common mistake · Leaving boards up after completion, or oversizing them. Councils enforce this, so it either brings a fine or makes a new agency look sloppy.

Stationery and marketing collateral
Consistent, professional collateral, printed and digital, backs up every valuation you pitch and every property you list.
Do it yourself
- Produce the core set: letterheads, business cards, a valuation or pitch document, a property brochure template, window cards and email templates.
- Build a branded listing brochure or PDF template in your CRM or a design tool, so each property takes minutes to produce.
- Prepare “just listed”, “just sold” and “just let” leaflets for canvassing.
- Make sure everything carries your redress scheme and client money protection details.
Common mistake · Skipping templated collateral and rebuilding a brochure from scratch for every property. It wastes hours and the look drifts out of line.
