Most property software is built around a single building or a single letting agent’s book. Manchester’s build-to-rent operators do not work that way. They run thousands of units across a string of towers, and the question that keeps a portfolio director awake is not “what’s happening in this block?” but “what’s happening across all of them, right now?” That question is hard to answer because the tools underneath were never designed for portfolio scale. The gap between them gets filled by someone with a spreadsheet and several browser tabs.
The scale here is real. Renaker’s New Jackson alone runs to more than 6,400 homes, over 3,000 already occupied. It is one of several operators reshaping the city centre (Axis-RE among them), with managing agents like Rendall & Rittner overseeing developments across Manchester. At that size, an operator is an operations business whose product is the resident experience and whose margin lives in occupancy, arrears and maintenance turnaround.
Where Portfolio Scale Breaks the Tooling
BTR operators typically run a capable core platform: MRI or Yardi at the enterprise end, Arthur or Reapit for letting and management, with Fixflo handling maintenance and repairs. Each is good at its own job. The friction is that a portfolio needs them to behave as one system, and they don’t:
- Voids and occupancy are scattered across developments, so “how many units are empty across the whole portfolio this morning?” means pulling figures from several places and trusting the spreadsheet that merges them.
- Maintenance reported through Fixflo or a resident app does not flow cleanly into the management platform and the contractor workflow, so triage, dispatch and SLA tracking leak time. A slow repair is the fastest way to lose a resident.
- The management platform does not feed accounting (Xero, Sage or the finance system), so rent, arrears and invoicing are reconciled by hand.
- Compliance (gas safety, electrical certificates, fire-door checks) is tracked per building, with no single view of what is due or overdue across the estate.
- The resident experience (move-in, payments, bookings, communication) is split across an app and a portal that don’t share the same record.
Every one of these is manageable for one block and unmanageable, by hand, across a portfolio. That is the gap custom development is built to close.
What We Build for BTR and Property Operators
The work wraps the platforms you already run rather than replacing them:
- Integrations that connect the management platform, Fixflo, the resident app and accounting, so a maintenance ticket, a payment or a move-in flows once instead of being rekeyed. This is our core API integration work. Tools like Arthur and Fixflo expose open APIs that make this straightforward.
- A portfolio dashboard that rolls thousands of units across every development into one live view (voids, occupancy, arrears, maintenance SLAs and compliance due-dates), so the answer to “across all of them, right now?” is a screen, not a spreadsheet.
- Resident-experience tooling: a branded app or portal where residents pay, book amenities, report issues and communicate, written back to the system of record.
- Inspection and compliance workflows that track certificates and checks across the estate and flag what is due before it lapses.
Operating in Manchester?
If answering “how many voids do we have right now, and what maintenance is overdue across the portfolio?” means someone rebuilding the picture from several platforms each week, that is the gap worth closing first. Tell us how your developments report up to head office today and we will map the integration that turns it into a live view. Build-to-rent is one of several Manchester sectors we serve.
